Foreigner Restrictions 外国人限制

A foreign person who wishes to purchase a landed residential property in Singapore, including at Sentosa Cove, is required to seek approval with the Land Dealings Approval Unit under the Residential Property Act. All applications have to be submitted online here and it usually takes about one (1) month to process.

希望在新加坡(包括圣淘沙湾)购买有地住宅房产的外国人必须根据《住宅房产法》向土地交易审批部门寻求批准。所有申请都必须在此处在线提交,处理通常需要大约一 (1) 个月的时间。

Buying a Property in Sentosa
在圣淘沙购买房屋

Foreigners who are not PRs, can be granted approval for purchasing landed properties only in Sentosa Cove, but the land area of the property must not exceed 1,800 sqm. You shall use the property solely for your own occupation and not for rental or any other purpose.

非永久居民的外国人只能获得在圣淘沙湾购买有地房产的批准,但房产的土地面积不得超过1,800平方米。您只能将该财产用于您自己的职业,不得用于出租或任何其他目的。

Criterial for Approval 批准标准

Your main purpose for purchasing a landed property should only be for your residence. Each applicant is assessed on a case-by-case basis, taking into consideration, including but not limited to being a Permanent Resident of Singapore for at least five (5) years and making exceptional economic contribution to Singapore.

Buying as a Foreign Developer 
以外国开发商身份购买

Under the Residential Property Act, if you are a housing developer who intends to purchase restricted property to develop a residential land, you have to apply for a  Qualifying Certificate (QC).

For Singaporean Citizens, as long as you meet the required mortgage loan criteria, you are eligible to buy a landed property.
